Unless otherwise noted on the request, you are giving James Ethan Real Estate Co. and its maintenance personneI permission to enter the property for the purpose of inspecting and/or completing the requested repairs.  You understand that you will be assessed a trip charge in the event we are unable to obtain access to the property or you miss a scheduled appointment.  If you are a tenant, you understand that you will be responsible for the cost of any repairs that our maintenance personnel determine were caused by you or your guests, and you agree to promptly pay for such repairs.
