Association Services
Budgeting We follow a proven set of budgeting guidelines to help the Board in preparing the association's Annual Budget. The Annual Budget is the primary document we follow when making management decisions. A budget-versus-actual report is provided and reviewed regularly with Board members. This ensures that the Board's vision for the property is implemented.
Reporting We provide a number of financial and other reports through our online software. These reports are available from any internet connection and are always up-to-date. We also provide paper copies and an explanation of specified reports for review and approval at each Board meeting.
Collecting Monthly Dues We handle the collection of monthly dues, common assessments, special assessments, rentals, and miscellaneous income. All funds collected with be deposited into our Real Estate Trust Account or a separate account setup exclusively for the HOA, as required by Utah statute. We will pay any bills approved by the Board from this account, and the remaining will be placed in the association's reserve or other account designated by the Board.

CC&R Enforcement Codes, Covenants, and Restrictions have been put in place for your HOA project to help ensure the property is attractive and home values stay up. Hiring a property manager adds a degree of separation between Board members and other homeowners, so they are able to remain friendly neighbors. We will address and, to the extent allowed by the CC&Rs, correct any infractions. This may include personal contact, written notification, imposing fines, recording liens, or even beginning foreclosure in extreme cases.

Project Amenities We can coordinate the cleaning and reservation of community amenities for the homeowners' use and enjoyment. These may include clubhouses, swimming pools, hot tubs, sauna, exercise facilities, laundry facilities, tennis courts, playgrounds, and more.
Assist the HOA Board We are a resource for the Board to help fulfill it's duties. We will work to fulfill all assignements given by the Board and allowed by the CC&Rs and Bylaws.
